Charleston is growing fast, but the region’s best projects still come down to something simple: relationships. In Dunes West, a thoughtfully curated refresh brought a whole-home transformation, guided by instinct and an eye for how a family actually lives. Across the region, a local construction firm has built its reputation the same way, through long-term partnerships spanning industrial parks, self-storage and historic restoration. Both stories point to the same idea. Growth doesn’t mean losing sight of the client. It just means finding the right people to build with. 

Before relocating from out of state to Dunes West in Mount Pleasant for a job transfer, a growing family reached out to Sabrea Elliott, founder and principal designer of 360 Contracting & Design. As the homeowners prepared to welcome a new baby, Sabrea’s goal was to create a home that felt welcoming, personal, and thoughtfully tailored to their transition to Charleston and this exciting new chapter.

During the design process, it became clear that the home called for an aesthetic more specific to its architecture, the surrounding Lowcountry landscape, and the pieces the family naturally gravitated toward. Elliott defined the resulting style as Coastal Refined—a sophisticated interpretation of coastal living that embraces warmth, timelessness, and elevated functionality while remaining approachable and deeply personal.

Once that vision was established, the design-build firm carried it throughout the home. The transformation included a complete kitchen redesign featuring a custom hood focal point, upgraded lighting, curated finishes, refinished hardwood floors, custom wallpaper installations, personalized spaces for the children, and thoughtful updates to the owner’s suite as the family prepared for its newest addition.

One of the most rewarding aspects of the project was helping the homeowners discover their aesthetic and connecting that vision with the character of the home. Every selection was made to work in relation to the next: color responded to the scale and purpose of each room, finishes complemented the architecture, and personalized details reflected the way the family lives, works, gathers, and relaxes. The result feels elevated and cohesive while remaining distinctly their own.

360 Contracting & Design’s philosophy is “Livable Luxury Defined,” expressed in every choice, down to the faucet finish. “My love for the psychology of paint—how color influences mood, energy, comfort, and well-being—played a significant role throughout the design process,” Elliott says. “The color palette was intentionally curated throughout the entire home, with each selection chosen not only for its beauty but also for the atmosphere and experience it helps create.”

Because the family was expanding, wellness was also a central priority. Elliott specified Sherwin-Williams Emerald Symmetry, a zero-VOC interior acrylic formulated with plant-based technology and certified GREENGUARD Gold for low chemical emissions. This allowed the firm to create beautiful, customized spaces while supporting a healthier indoor environment for the family.

For Elliott, the ultimate goal remains unchanged: creating spaces that feel deeply personal, elevated, inviting, and timeless—homes designed around the people who live in them.

Cohn Construction

Long-term customer relationships have driven Cohn Construction's move into the Charleston area. For over a decade, those relationships have enabled new opportunities in the region, and those partnerships gave the firm the footing to open a permanent local office. Two recent projects reflect this. At 1426 Meeting Street, Cohn built an office building for small business tenants seeking space of their own, matching the contemporary shift reshaping Charleston’s NoMo (North of Morrison) submarket. Flexible floor plans and adaptable building systems give tenants room to customize with minimal renovation, reflecting the kind of customer-focused planning Cohn’s design-build approach is built upon. On a tight urban site, the team stayed in close contact with neighboring property owners to keep construction activity from disrupting nearby businesses.

Public Storage on Daniel Island called on a different set of strengths, drawing on Cohn’s in-house civil engineering expertise to shape the site design and unit layout. The 87,616-square-foot facility near protected marsh wetlands required mitigation and cast-in-place concrete flood walls before construction began, with close coordination between design and trade partners keeping the foundation on track without disturbing the ecosystem.
