The Isle of Palms (IOP) is known for its relaxed, family-friendly beach scene. So builder Brian Gardner and his team at Fox Creek Homes were delighted to find a prime lot on the island directly facing the Intracoastal Waterway, with expansive views that include Goat Island, marshland, and a long view to Mount Pleasant. They envisioned how they could transform the land by building a luxury-level home befitting its coveted spot on the water. Today,

Designed by architect Carl McCants III of MC3 Designs, the modern coastal architecture befits the IOP aesthetic while making its own distinctive statement. “Tabby Lane is filled with homes of all different types of architectural styles,” says Gardner. “It’s a character-filled lane, and we wanted to use the rare opportunity to integrate into the neighborhood with a floorplan and style that could handle a large gathering while embodying timeless Lowcountry charm fused with refined contemporary elegance. This home is the pinnacle of coastal luxury living, with McCants’ signature flying buttresses at the corners of the home.”

 A Waterfront Statement

While the home boasts water views from many of the room’s interiors, the front tower, with eight-foot-tall windows, looks over live oaks. “It feels like you’re in a treehouse,” says Gardner. The cul-de-sac location helps the home feel more private and is praised by the local real estate community for how the interiors interact with the outdoor living spaces and the surrounding environment. Large expanses of windows and glass doors, sourced from premiere manufacturer ES Windows, provide a contemporary look, a seamless in-out connection and hurricane protection.

While the interiors are spread over 6,100-plus square feet, the home has an enormous amount of outdoor and other unheated space, most of it facing the water. There is more than 1,600 square feet of garage space, capable of handling up to six cars or a mixture of cars and recreational vehicles, beach gear, and boating equipment. The builder installed frosted glass windows on the front of the garage door for privacy and clear glass panels on the back door facing the water. “You can open both doors for a huge indoor/outdoor party,” Gardner explains.

Another large under-home space is ready to be equipped as an indoor/outdoor family recreation room. In addition, the home’s 3,400 square feet of porches, patios and decks include two outdoor wood-burning fireplaces, an alfresco kitchen, and a resort pool with a tanning ledge, sunken spa, LED-lit bubblers, jets, and multiple umbrella sleeves. The entire back of the home opens via accordion doors into the outdoor living spaces and the Intracoastal Waterway, with a deepwater dock and boat lift for water adventures.

Inside, six supersize bedroom suites are ready for hosting large groups of family members and friends by providing them with private spaces to retreat at the end of a long beach day. The sizable main-floor primary suite features a close-water vista and warm wooden beams on the vaulted ceiling. Its size makes it an oasis, with spa-level amenities in the attached bathroom and its own laundry room. “The beams, the 22-by-19-foot size and the wall height make the primary bedroom feel like a room at Biltmore,” says Gardner. While all of the bedroom suites are well appointed, there is a designated secondary primary suite on the main level and a top-floor open space that can serve as a bunk room for added flexibility.

Thoughtful Appointments

Fox Creek Homes added a noteworthy number of specialized amenities into the home, including a drop zone with a pet-care area that includes dedicated cabinetry with pull-out food storage and a pot filler to refill water bowls. “We spent months planning this home,” says Gardner.

During the planning and even into the construction stage, the team adapted as it listened to feedback from potential homeowners who were interested in the luxury home. The craftsmen integrated many of the suggestions into the final design. A whole-home generator made the cut, as well as polymer-coated docks that feel cooler on bare feet, leading to a larger boat lift than originally specified. For wine connoisseurs, the Fox Creek team included a wine humidification system. Other thoughtful kitchen and food-prep features include a serving counter with an accordion window that opens onto the outdoor deck with a beverage refrigerator and nugget ice maker; a scullery with professional-grade appliances; a Japanese teppanyaki grill in the outdoor kitchen; dishwasher drawers; and a dedicated wine room. “We tried to take care of every option up front,” Gardner explains.
